Once allotted and agreement signed, the prices are firm.
Cost of Stamp paper, registration charges, legal and miscellaneous expenses in connection with the registration of the
land are to be borne by the purchasers.
Statutory Deposits, building tax, work contract tax 1% of the value towards the contribution to the Kerala state
construction workers’ Welfare Fund, any other taxes, share of K.W.A/ K.S.E.B cable, transformer cost, deposits of
apartment owners association and for extra work if any to be paid by the purchaser.
Actual area of construction will be arrived at after the construction is over and cost will b adjusted as per actual
area of construction.
Original title deeds and sale agreement pertaining to the land are available at our office for reference.
Monthly maintenance expenses are to be shared among the owners as decided by the owner’s association, which includes
expenses for the maintenance of common areas, common facilities provided, machinery, or equipments provided for common
use and common lighting.
The maintenance will be carried out by the builder till the foundation of the owner’s association, which will take over
the maintenance. Maintenance charges are payable monthly by the owners. Membership in the association is compulsory and
not optional. Maintenance deposit is collected from all owners by the builder and after meeting the expenses, the
balance will be transferred to the owners’ association.
Overseas buyers should make their payments through normal banking channels, amounts payable at Ernakulam.
All transactions are subject to Ernakulam jurisdiction only.
This is a time bound project. In case payments are not made as per agreement signed, the builder reserves the right
to cancel the allotment, in which case the amount remitted will be returned only after re-allotment to another party
and without any interest and subject to deduction of expenses and damages. Possessions shall be given to the customer
on settling all dues to the builder.
Completion and delivery dates are indicated to give an idea of the probable completion of the project. Every effort
will be made to complete and handover the project within stipulated time. The Builder is not responsible for any
delay in Water/ Electrical connection due to the delay with the concerned departments. However no responsibility
will be accepted for any delay in completing the project due to unforeseen circumstances and to obtain the services
from statutory bodies due to reasons beyond the control of the builder.
Documentation:
A. On allotment, two agreement will be executed between the builder and the purchaser (1) for sale of individual
plot together with respective share of undivided interest in common area and (2) for land development and construction
of villa. Though separate considerations are specified in each agreement, composite value of land and construction will
be shown in the payment schedule. Necessary citations to this effect are given in the agreements.
B. The sale deed for individual plot together with proportionate undivided share and interest in the common areas will
be registered on receipt of 30% payment under the contract.
All payments should be made by Demand Drafts or by local cheques payable at Ernakulam in favor of M/s Souparnika Periyar
Theeram,
For delayed payments interest will be charged at prevailing bank rates.
The builder reserves the right to accept or reject any application.
All measurements and specifications given elsewhere in this brochure are subject to minor variations without specific or
